delinquent payments

It is my understanding that if someone is delinquent the recourse, after fair warning, is to record in the County's Registry of Deeds.  My question is if the sum accumulates and our Association needs this unpaid money can we also go to small claims court?  or did this revised law change that?

You can still use Small Claims Court. Filing a Notice of Claim with the Registry of Deeds is the other option.
