Liability Insurance

    Our road association is newly formed. We just had our organizational meeting this past weekend. It's been recommended that we obtain liability insurance. Any suggestions? How much coverage should we have? There are 26 landowners who abut our gravel one-lane road. Are there any insurance companies you can recommend? We are in Oxford county. I understand the policy needs certain features: can't be canceled, terminated or modified without at least 30 days notification,waiver of subrogation, waiver of any defense based on conduct of the insured, etc. Are there features of the policy that are really important to have? Thanks.

    The  policy that we purchased for Whittemore Cove Road Association in 2012 from Chalmers Insurance Group in Gorham, Me (tel:839-3371) is a "Business Owners Policy".  It has a stated $1,000,000 coverage for Liability, each occurrence. The policy we have is no longer available for new customers from that particular insurance company. I suggest either calling or visiting an agent who will have a myriad of questions for you but I suggest that is worth following through. I understand that current policies now being written cost between $700 and $1,200 per year but even with those prices it is very well worth it. Road Associations seem to confuse insurance agents; many agents want to consider them a condominium which in turn confuses me. 

    In my mind you never know how good a policy is until you place a claim but it is always smart to have insurance particularly with so many people involved. Good luck.

    Contact an insurance agency We used Bilodeau Agency in Brunswick. They got quotes from two companies..Patriot Insurance and Liberty. We have coverage for Officers and Directors and association members. Some companies do not offer Officers coverage. Some companies also require that all maintenance be done by insured contractors with whom you have a contract. We do the maintenance ourselves so that eliminated some companies.  This is an evolving market since liability insurance has now been referenced in organizational guidelines and laws. We have 19 properties in our association and have a premium for less than $700.
